RESIDENTIAL PURCHASES
A quote for our fees and disbursements will vary depending upon property prices and other factors including whether:-
- You are obtaining a mortgage
- You are buying a freehold or leasehold property
- You are using a Help to Buy or similar scheme
- You are receiving a gift or loan to help you with the purchase
We believe that a quote should be detailed and transparent. That means we need to know about your particular transaction before we can provide a quote specific to you.

Below is some general information about our fees which is given as a guideline
Section 1 - as a guideline our fees for the purchase of a freehold property are:-
- the minimum fee (including VAT @ 20%) is £600
- the average fee (including VAT @ 20%) for a purchase at £400,000 is £1,500
- the average fee (including VAT @ 20%) for a purchase at £600,000 is £1,800
Section 2 - as a guideline our fees for the sale of a leasehold property are:-
- the minimum fee (including VAT @ 20%) is £900
- the average fee (including VAT @ 20%) for a sale at £400,000 is £1,800
- the average fee (including VAT @ 20%) for a sale at £600,000 is £2,100
Section 3 – taking out a mortgage or remortgaging an existing property – the average fee (including VAT @ 20%) is £600
Section 4 – there will be an additional fee of £300 (including VAT @ 20%) for the purchase of a new build
The figures quoted in the guidelines above are based upon a transaction which is straightforward and proceeds without unexpected difficulties or complexities.
The fees do include:-
- investigating and ensuring that you obtain a good title to your property
- acting for your mortgage lender
- negotiating, drafting and dealing with all contract documentation
- executing your purchase transaction through initial enquiries, searches, reporting to you, exchanging and completing contracts
- ensuring money to complete your purchase is received from your mortgage lender and you and transferring safely to your seller
- calculating stamp duty land tax completing all necessary forms and paying SDLT on your behalf (provided you put us in funds to do so
- registering your purchase and the mortgage
The fees do not cover any of the following:-
- use of a help to buy scheme
- dealing with a gift or loan from a third party
- identity and money laundering checks as required by law
- purchase of a property by way of trust or in another name
- purchase of a property with more than one registered title at the Land Registry
- dealing with conditional or optional contracts
- dealing with defects in the title to the property in the event you wish us to resolve such defects in the event that this is possible
- any contractual default by your seller or yourself which delays or prevents completion unforeseen difficulties or complexities which occasionally arise during the course of a conveyance
These will always need to be quoted separately.
Additional Expenses
In addition to our fees there will be disbursements to be paid by you. These vary and will be specified in a quote. However the following disbursements will always be payable on a purchase:-
- stamp duty land tax – there are different rates for first time buyers, persons who are selling and buying their main residence and for persons who own an additional property. The rates also vary for freehold and leasehold properties. Our quotes will include a quote for SDLT payable but you can visit the HMRC website to check their guidance.
- Local search fee. These vary between approximately £150 and £300 (including VAT @ 20%)
- Drainage search fee approximately £68 (including VAT @ 20%)
- Environmental search fee approximately £62 (including VAT @ 20%)
- Other searches may be required depending on the location of the Property eg highways, flood, coal mining, commons these vary between £30 to £100 (including VAT @ 20%)
- land registry fees for downloading copies of documents:-
- title documentation £7.20 (including VAT @ 20%)
- plus any additional fees charged by the Land Registry for documents eg land charges searches, bankruptcy searches
- AML fees of £30 (including VAT @ 20%) per person
- SDLT online fee of £30 (including VAT @ 20%) per property
- Lawyer checker fee of £30 (including VAT @ 20%)
- telegraphic transfer fee of £25 plus VAT per transfer
- on leasehold properties only the Landlord’s notice fee – this varies according to the individual landlord but is rarely less than £150 (including VAT @ 20%)
RESIDENTIAL SALES

- responding to all enquiries submitted by your buyer’s solicitor
- dealing with your mortgage company in connection with the redemption of your mortgage
- ensuring money to complete your sale is received from your buyer and transferring safely to your chosen bank account
- dealing with your landlord and managing agent to obtain information required to be given to the buyer and obtaining all consents to the sale
- receiving and transferring funds to discharge your mortgage and accounting to you
The fees do not cover any of the following:-
- dealing with a loan from a third party
- identity and money laundering checks as required by law
- sale of a property with more than one registered title at the Land Registry
- dealing with conditional or optional contracts
- dealing with defects in the title to the property in the event you wish us to resolve such defects in the event that this is possible
- any contractual default by your buyer or yourself which delays or prevents completion
- unforeseen difficulties or complexities which occasionally arise during the course of a conveyance

- telegraphic transfer fee of £30 (including VAT @ 20%) per transfer
- any fee levied by your mortgage lender for the redemption of your mortgage – there may be no fee and if there is, it will vary: you should check with your mortgage company
- on leasehold properties only:-
- the landlord’s management fee to provide a sale pack and consents. This varies but you should expect to pay a minimum of £200 (including VAT @ 20%)
- any fee charged by the managing agents for providing information required by your buyer’s solicitors. This varies and we cannot estimate a figure
- any fee levied by the landlord for providing consents to the proposed sale. This varies and we cannot give any indication
